Guide on Costa Rica Real Estate

By Zander Smith of CCCostaRica.com

Costa Rica has everything from exceptional beaches to first-class surf. Some of the majestic footage of mountains and greenery used in the major motion picture, Jurassic Park, were taken from locations in Costa Rica. The town of Arenal features an active-but-not-dangerous volcano where tourists can see small amounts of lava tumbling down the outer walls of the volcano. The heat from the volcano creates for some surprisingly comfortable hot springs which are not only therapeutic but often situated with excellent views. And sporting plenty of parks, hiking trails, and rain-forest that can be explored, it is no surprise that Costa Rica is a top tourist destination for Americans, Europeans, and just about everyone else.

People come to Costa Rica for different reasons. Some come for some of the best surf in the world. At the same time, Costa Rica is a major stop for ecotourists. Here, visitors can explore the rain forests via a canopy suspended across the tops of trees. From there, they have an excellent view down into the greenery, where they can see animals in their own habitat. You can also journey the rain forest via zip-line and witness the wildlife from a closer distance. Costa Rica has two separate coastlines, and they make for top beaches and ocean activity. Snorkeling and using glass bottom boats are two ways to observe the various sea flora and fauna.

But for many Americans, Costa Rica is a second home – a place to getaway from the workaday world they inhabit. Here they can relax, enjoy the warm climate, bask in the many hot springs throughout the country, or enjoy countless scenic hiking trails. It is charming yet also fairly modern, with good public transportation such as busing throughout. Some have even opened small businesses such as motels and touring firms. As in any foreign place, adjustment is necessary- especially with regard to health care and education if you have children who are school-age. But given the friendliness of the local population and their familiarity with English-speaking guests, assimilation is easier than in some other countries where non-natives are uncommon. Brush up on your Spanish, prepare to learn a few new customs, and you should be able to find your place in Costa Rica.

What is the situation with Costa Rica real estate? For one thing, there are many options. Like most places, buyers can choose to purchase outright or rent. They can choose amongst apartments, condominiums, and various kinds of single-family homes. Some property is inland and based in or near Costa Rica's major cities, while other property is situated on the beach and is far away from the busy towns. And the caveats for buyers are those found elsewhere. Real estate prices can fluctuate with local and global conditions. Insurance, title, and zoning issues are important to investigate before moving on any property. A local real estate agent and lawyer can advise you on these and other issues pertaining to acquiring a property in the country.

A few things to note when looking for property in Costa Rica. First, unlike the United States and many other countries, Costa Rica does not have an exact equivalent to the Multiple Listing Service. Compared to other countries in which you might acquire property, it is more challenging to appreciate the value of a particular home or condo. There are fewer licensing requirements for real estate agents, and people do not necessarily need qualifications or specific training in order to try to transact properties. But at the same time, the Web affords terrific opportunities to discover what properties are right for you, as well as which parts of Costa Rica suit your lifestyle. And as always, if you know someone who has visited or even lived for a time in the country, their opinions and advice may prove useful in understanding the new terrain.
